Before you hire a restoration contractor
You verify the license. This site connects you with independent firms and cannot do it for you.
Florida licensing in brief
Contractors in Florida are registered or certified through the state's construction licensing system, and a person may not act as a contractor or advertise as available to do so without being registered or certified, per statute 489.127. Each offer of service has to carry the contractor's registration or certification number under 489.119.
Mold assessment and mold remediation are licensed separately under chapter 468, part XVI. Some rebuilding work, such as structural changes, may need a general contractor. Which license a job needs depends on the work, so ask the firm and look it up on the DBPR license search.
Ask the contractor
- Which license number covers the work you will do here, and can I check it on the state site?
- Will you give me a written, itemized scope before work starts?
- How do you document moisture readings, and will I see them?
- Which parts do your own people do, and which go to subcontractors?
- What permits does the work need, and who pulls them?
- How is the work billed, and does the bill change if the scope grows?
Paperwork warnings
Read any form before signing. For policies issued on or after January 1, 2023, a post-loss assignment of benefits is void in Florida, and contractors may not offer a deductible waiver in exchange for a roof inspection or roof claim.
Permits matter. Ask the building department for your address whether the job needs one; the St. Lucie County permitting pages are linked at the bottom of this page. Fort Pierce and Port St. Lucie have their own building departments.
The role of this site
The disclaimer in the footer says it plainly: all contractors are independent, the site does not warrant their work, and verifying license and insurance is the homeowner's responsibility.
