Flooding

Flooding and standing water

No basement means water rises through the living space itself. Floors, lower walls and everything on the ground level take the hit.

Floodwater is not clean water

The CDC warns that floodwater can carry infectious disease, chemical hazards and injury risks, and that a flooded home may be contaminated with mold or sewage. Wear rubber boots and plastic gloves for cleanup, and discard items that cannot be disinfected, such as rugs, drywall and wall coverings.

Do not walk or drive through moving water. Treat any standing water in the house as unsafe until power is confirmed off.

Slab homes behave differently

Block walls hold up to water better than wood framing, but drywall inside them does not. Cabinets, baseboards and flooring are the usual losses. Tile and terrazzo can often be dried and kept, while carpet pad and laminate rarely survive a flood.

Without a basement there is no sump to pump, so extraction starts with the floor surface and works outward.

Flood coverage is separate

Florida's Department of Financial Services says most homeowners policies do not include flood coverage, and that a new flood policy normally takes 30 days to go into effect. Check that coverage exists before the next storm, not after.

The state agency also notes that the Office of Insurance Regulation has no jurisdiction over National Flood Insurance Program policies.
